In thinking about the pricing of the location for rental purposes, my choices are to do a triple net lease where the lessee pays a lesser amount per square foot, plus taxes, insurance  or do a fixed rent and the landlord takes on the risks of tax increases and insurance..

 

For a lease wherein the landlord pays taxes and building insurance:

The rent would be $12 a square foot for a total annual of $24,000 (monthly 2,000).     At the beginning of year 2, (somewhat negotiable) the rent would be adjusted for CPI and adjusted each year thereafter in the same manner.  I would like a five year lease but we can talk about it. 

 For a lease where the tenant pays the taxes and insurance:

The rent would be $10 a square foot.  This is the triple net lease and Landlord pays nothing.  CPI adjustments the same as above.
